Penetron Repairs and Waterproofs Torre Valaria Concrete Water Cistern in Guanajuato

The Torre Valaria, a 70-meter residential tower in Guanajuato, Mexico, welcomed its first residents in October 2025. The Penetron System of crystalline concrete waterproofing products was specified to repair and protect the Tower's below-grade concrete water cistern that was badly damaged by water penetration.
ORLANDO, Fla., Sept. 17, 2026 /PRNewswire/ -- The city of Guanajuato (pop. <200,000) in Guanajuato state in central Mexico is situated on the Mexican plateau between the arid north of the country and the lusher south. One of Mexico's most beautiful cities and a UNESCO World Heritage Site, it features colonial architecture with a Baroque and neoclassical city center, a result of the region's silver mining boom during the 18th century.
The Torre Valaria residential development, a 20-floor tower with a height of 230-feet (70-meters), is currently the tallest building in Guanajuato. The tower's 125 apartment units are available as 1–3-bedroom layouts, ranging from 770-1,990-ft2 (70-181 m²) in size. Amenities include a rooftop sundeck & jacuzzi with grill area and private cabanas; also fitness gym, business/co-working center, game room, children's playroom, landscaped garden, dog park, and underground parking.
"Penetron was contacted by ICREAR, the general contractor, about a severely deteriorated concrete water cistern where drinking water was to be stored for the residences," explains Rodrigo Monterrubio Solis, Country Manager, PENETRON México. "We found significant leaks, structural damage, and water loss. We had to act fast, as construction work was nearing completion."
The Penetron System was specified as a concrete waterproofing and repair solution. Initially, an application of PENEPLUG, a rapid-setting cementitious repair grout, sealed any remaining active leaks in the cistern. PENECRETE MORTAR, a crystalline grout, was then used to fill out and seal any visible cracks, and a final layer of PENETRON, a crystalline material, was applied on the outer concrete surfaces and tie holes to complete the waterproofing treatment.
"Once treated with the Penetron System, concrete becomes impermeable. The insoluble crystalline network generated by the active ingredients in Penetron's crystalline waterproofing products stops water, harmful chemicals, and any moisture from entering the concrete, even under high hydrostatic pressure common in large water cisterns," concludes Rodrigo Monterrubio Solis. "Also, the ability of the treated concrete matrix to permanently self-heal any microcracks will minimize any deterioration and extend the service life of the concrete."
