The Remodeling 2025 Cost vs. Value Report shows window replacement recouping 70.8% of its cost in Atlanta, compared with roughly half for a midrange major kitchen remodel
ATLANTA, Oct. 12, 2026 /PRNewswire/ -- NG Windows, Georgia's exclusive dealer of Infinity by Marvin fiberglass windows, is encouraging homeowners in metro Atlanta and the Chattanooga area who are planning to sell to look closely at their windows before listing.
Before you tear out the kitchen, take a look at your windows. According to the Remodeling 2025 Cost vs. Value Report (www.costvsvalue.com), a standard 10-window vinyl replacement in Atlanta costs roughly a quarter of what a midrange major kitchen remodel does, yet returns a bigger share of its price at resale, without the upheaval of living through a kitchen renovation. At a time when buyers are scrutinizing a home's condition more closely than they have in years, that makes windows one of the smartest pre-sale upgrades on the list.
The report compares the average cost of common remodeling projects with the value they add at resale across 119 U.S. markets. In Atlanta, a vinyl window replacement project recouped 70.8% of its cost. Across the wider South Atlantic region, which includes Georgia, the figure rose to 82.6%, above the national average of 75.5%. In the East South Central region, which includes Chattanooga and Nashville, vinyl window replacement recouped 70.4%.
By comparison, a midrange major kitchen remodel recouped 52.5% of its cost in Atlanta and 53.6% in the East South Central region. An upscale bathroom remodel recouped 45.3% in Atlanta. In practical terms, windows return a bigger share of what homeowners spend.
The findings arrive in a selective housing market. In the analysis accompanying the 2025 report, Todd Tomalak, principal of building products advisory at Zonda, the report's publisher, noted that this year's buyers are even more selective than last year's, with many hesitating to buy at all. Homes that show visible wear are more likely to be passed over by the smaller pool of buyers still active.
"Most homeowners assume the kitchen is where they'll get their money back when they sell, and the data tells a more nuanced story," said Kevin Fidati, Director of Sales & Field Marketing at NG Windows. "While a kitchen might catch a buyer's eye initially, window issues are guaranteed to show up on the inspector's report. Foggy glass, drafts, and sashes that won't open send a signal about how the whole house has been cared for."
The Cost vs. Value Report tracks vinyl replacement windows as its benchmark and does not measure fiberglass windows separately, so its figures are the closest available comparison rather than a fiberglass-specific result. NG Windows installs Infinity by Marvin fiberglass windows, made with Marvin's patented Ultrex® process.
"We're careful not to claim a number the report doesn't measure," Kevin added. "What we can tell homeowners is why so many of our customers choose fiberglass: it's built for durability and holds up well in the Southeast's heat and humidity. That matters whether you're selling next spring or staying for years to come."
Resale return is only part of the picture. Homeowners who replace aging windows also benefit from fewer drafts, better comfort, and lower energy use in the years before they sell. For those planning a project, NG Windows offers financing options and special offers, along with a free in-home consultation and a no-pressure proposal process.
